The Vendor Property Disclosure Form
Why use it?
It is the policy of the Orillia and District Real Estate Board to have all its members ask their vendors to fill out a Property Disclosure Statement when listing a property for sale. This statement asks you many pertinent questions about the property and its environment. You do not have to fill out this form but there are several advantages to doing so.
Serious purchasers will ask to see it. Giving them a copy of the form shows them you are cooperative and not trying to hide anything.
Divulging everything you know "to the best of your knowledge" reduces or eliminates your legal liability should problems show up after the sale.
You may not know the answer to a question because you've never thought about it. In that case we can investigate and be able to give potential purchasers more complete information, which is a definite selling advantage.
The form acts as a "checklist" and gives us the opportunity to discuss aspects of the property that might not normally come up (we can't all remember everything). We may discover hidden benefits or potential problems. We can then promote the benefits or deal with the problems before someone else finds them.
